Thornburg site being eyed for water park and resort

Kalahari Resort and Conventions announced earlier today its intention to explore the possibility of opening the company’s fifth location in the Thornburg area of Spotsylvania County. The water park resort chain filed a rezoning application with the county March 23, 2022, that seeks to rezone nearly 135 acres of land between U.S. Route 1 and Interstate 95 from its current Agriculture (A-2) zoning to Planned Development Commercial (PDC).

The proposal calls for approximately 1.38 million square feet of commercial space to include a 900- room hotel; 156,278-square foot convention center; 267,429-square foot indoor waterpark & family entertainment center; multiple restaurant and retail facilities; and a 10-acre outdoor resort pool/waterpark. The project would also include an employee housing area, various maintenance facilities, storage and other accessory facilities.

“I would like to express our optimism about the possibility of Kalahari Resorts and Conventions locating a new property in Spotsylvania,” said Chairman Tim McLaughlin, Spotsylvania County Board of Supervisors. “We are always willing to work with companies in an effort to explore whether a project is a good fit for Spotsylvania with positive impacts on the county and its residents. While we are certainly intrigued by this proposal, it is important to recognize that the project must still go through the county’s rezoning process.”

Kalahari’s rezoning request will go before the county Planning Commission, which will vote to recommend approval or denial before being heard by the Board of Supervisors, which has final say over the proposal. The company plans to hold a virtual community meeting that would allow residents to review plans, submit comments and offer feedback regarding the project. Residents will also have the opportunity to provide comments and feedback when the rezoning application is taken up by the Planning Commission and the Board of Supervisors.
