The Inn at Kelly’s Ford, situated on nearly 138 acres along the Rappahannock River in Remington, Virginia, is on the market for $5 million.
Bill and Linda Willoughby purchased the property in 1999, investing into its renovation as a lodging, hospitality, recreation, and equestrian facility.
Bill died in 2016, and Linda has decided to sell the business.
The main house, which dates back to the 1700s, holds two suites, a fine dining restaurant, and Pelham’s Pub. There are additional guest room accommodations in six buildings.
The inn and its grounds are popular for weddings and other special events. There are three banquet facilities, and each has direct access to a large commercial kitchen.
“The current owner has a strong book of business in 2017, and is already starting to field reservations for 2018,” said Stephen Karbelk, Century 21 New Millennium. “While the property is for sale, the current owner, along with the experienced, dedicated staff, are committed to insuring that the current operations continue at the highest quality standards, including when the property transfers to the next owner, so that every promise, every commitment, every dream is answered.”
The property includes Kelly’s Ford Equestrian Center, which includes stall boarding and field boarding for horses, fenced and cross-fenced pastures, an 11,200-square-foot heated, indoor riding arena, stables, multiple run-in sheds, an outdoor riding ring, two round pens, two show arenas, multiple paddocks, and a cross country course.
The property also includes a maintenance building, a storage building, paved parking, gravel parking, river frontage, camping sites, hiking and riding trails, and scenic park settings.
The sale includes personal property assets, including artwork, fine furniture, kitchen and restaurant assets, equestrian equipment, approximately 25 company owned horses used for lessons and trail rides, grounds maintenance assets, and office assets.
The Battle at Kelly’s Ford took place on the property on March 17, 1863. During the battle Confederate Calvary Officer John Pelham was mortally wounded.

This is an auction website, but the property is not being auctioned. “I just happen to also be an auctioneer in addition to being a broker,” Karbelk said. “The Auction Markets website is just my website for all of the deals I’m involved in.”
