Grocery retailer Lidl has purchased a 6.34-acre parcel in Stafford County, with plans to build its third store in the region.
Coldwell Banker Commercial Elite negotiated the $2.6 million sale of the property at 1183 Warrenton Rd., near the Stafford Lakes Super Walmart store.
“This will be the third confirmed store site purchased by Lidl in the greater Fredericksburg region, and the second sale in which Coldwell Banker Commercial Elite has been involved,” said Coldwell’s Jonathan Gardner. Gardner introduced Lidl to the site, and assisted in brokering and negotiating the transaction. Coldwell’s Brian Cunningham represented the seller — Lerose Properties, LLC.
Lidl purchased its first property in the region at 5455 Plank Rd. in Spotsylvania in October 2015. “Lidl has completed construction of the store at this location, and could open sometime in 2017,” Gardner said.
In August 2015, Lidl purchased land for a store at 10110 Southpoint Pkwy. in Spotsylvania County.
“Lidl is also well underway with construction of their one-million-square-foot distribution center in Spotsylvania County,” Gardner said. Located at 6120 Smith Station Rd., the distribution center is expected to cost $125 million, and to provide 200 local jobs.
Since entering the U.S. market Lidl, has completed negotiations for upwards of 20 store sites in Virginia, largely focusing in Northern Virginia, the Fredericksburg region, Richmond, and Newport News/Hampton Roads to begin their U.S. entry.
Lidl is part of the Germany-based Schwarz Group, the largest retailer in Europe and one of the largest in the world. The company operates nearly 10,000 stores in 26 countries throughout Europe, and is the chief competitor of German discount grocery chain Aldi, which already has multiple stores in the Fredericksburg region.
