- In December, The Silver Companies purchased about 126 acres off Gordon W. Shelton Boulevard in Fredericksburg’s Celebrate Virginia South development for $15 million, according to the City’s monthly land transfers report. The purchases were done in two separate transactions. Silver bought about 88 acres behind the Seasons apartments and along both sides of Gordon W. Shelton Boulevard for $11.25 million, and 38 acres just north of the Virginia Credit Union Stadium for $3.75 million. Silver already owned an additional 65 acres in that area. The City of Fredericksburg has been evaluating the possibility of data centers in this area. Silver, which developed Celebrate Virginia South (and Celebrate Virginia North), originally owned the land it purchased last month. The 38 acres were gifted for a Slavery Museum, which never came to pass (nor did the subsequent proposed use, a baseball stadium for the Hagerstown Suns and a Diamond Nation youth-baseball facility). The 88 acres were sold as part of an auction held in 2018.

Mary Washington Healthcare recently purchased the 42,367-square-foot office building at 1340 Central Park Blvd. in Fredericksburg’s Central Park Corporate Center for $8.625 million. The healthcare organization plans to use the space to house some of its workforce currently at 2300 Fall Hill Ave., a former hospital that is under contract to be sold. Mary Washington Healthcare also plans to add some office space to a planned addition project at the Snowden House/Kids’ Station property that will also include a conference center, event venue and education facility. The KinderCare-operated Kids’ Station daycare facility is being relocated as part of that project to 923 Maple Grove Drive off State Route 3 in Spotsylvania County.
- The Fredericksburg Area Association of Realtors (FAAR) recently published a housing gap analysis to assess the disparity between the current supply of housing and the demand within the Fredericksburg-area market. Among the takeaways: about 2,400 new housing units are needed annually through 2050, there are affordability challenges for workforce households, the market is focused on high-end single-family homes, and there is a critical shortage of affordable units.
- Fredericksburg home builder Atlantic Builders recently announced it will donate $1 million to mostly area charities in 2025 through its “Give Back Home” program, through which profits from one designated home sale each year are donated to charity. The recipients are: 516Project, Beauty for Ashes, Big Brothers Big Sisters, Fredericksburg Area Builders Foundation, Fredericksburg Christian Health Center, Germanna Community College, Habitat for Humanity, Jeremiah Community, Leashes of Valor Fredericksburg, Loisann’s Hope House, The Oberle Academy, Rappahannock Goodwill Industries, Rappahannock United Way and Waynesboro YMCA.
- Fredericksburg-area housing prices rose modestly in 2024 compared with the year before, according to FAAR data released this week. Median prices in the region went up nearly 4 percent to $456,875 in 2024. Stafford and King George counties took the lead on highest regional prices at $520,000 and $465,000, respectively. Spotsylvania and Orange counties were not far behind with median prices of $450,000 and $414,900, respectively. The City of Fredericksburg’s median for the year was $447,450. Caroline County and Colonial Beach were the most-affordable markets in the region with 2024 median prices of $366,900 and $325,000, respectively. The number of units sold for the year rose about 1 percent to 5,613.
- Sixty-four homes sold in the Fredericksburg area in the past week, according to FAAR data. That included a $2.3 million sale in
King George (5447 Kings Highway), a $2.1 million sale in Fredericksburg (531 William St.) and two additional $1 million-plus sales in Stafford (76 Brenthem Farm Drive and 161 Sandy Ridge Road). The Fredericksburg home sale was the first for more than $2 million since 2007 and only the fourth ever.
- A Royal Farms convenience store and gas station will officially open in Port Royal on Tuesday. A soft opening is planned this week at the location, which is at 25550 A.P. Hill Blvd. across from Horne’s.
- Brian Baker recently leased 6,000 square feet of industrial space at 406 Howison Ave. in the City of Fredericksburg from Half Shell LLC, according to Coldwell Banker Commercial Elite.
- Anita’s Cafe & Dessert Bar inside the downtown Courtyard by Marriott will open Friday. A grand opening will be announced soon. Italian Station was the previous business there.
- Donna Jones LCSW LLC & Roma Therapeutic Services LLC recently leased 2,704 square feet of office space at 109 Olde Greenwich Drive in the City of Fredericksburg from Hemlock Properties LLC, according to Coldwell Banker Commercial Elite.
- Sherman & Grant Holdings LLC recently purchased the 1.38-acre vacant property at 5050 Gateway Blvd. in Spotsylvania County’s Gateway Business Center from Tricord Inc. for $440,000, according to Coldwell Banker Commercial Elite.
- Simple Leasing LLC recently purchased the 5,225-square-foot building at 8525 Indian Hills Court in Spotsylvania from Payne & Payne Properties LLC for $915,000, according to Coldwell Banker Commercial Elite.
