The Fredericksburg regional housing market appears to be finishing 2024 on a strong note.
The total sales volume of homes in the regional market in November was about $244 million, up 46 percent from November 2023, according to data released Tuesday by the Fredericksburg Area Association of Realtors (FAAR). Units sold (451) were up about 26 percent year-over-year, and the median sales price ($465,000) increased about 6 percent. Homes took an average of 31 days on the market before going to contract, and there was about a two-month supply of homes on the market at the end of November.
Every locality in the region besides Fredericksburg saw year-over-year percentage gains in the median home sales price in November. Caroline County posted its second-highest median price on record, approaching the $400,000 mark. Stafford County had the highest median sales price in the region at $535,000.
