Part of the Greenbrier Shopping Center in Fredericksburg could be demolished and replaced with 173 townhouses.
Home builder NVR Inc. recently submitted re-development plans to the City of Fredericksburg for the Plank Road shopping center.
The plan calls for keeping about an acre of commercial space along Plank Road, an area including a Royal Farms, Metro Diner, M&T Bank and Cook Out.
The older part of the shopping center (where Burlington used to be before moving to Central Park, and where some retailers still remain) would be demolished for the new homes.
The residential component of the project would be on 16.4 acres. Plans call for 130 rear-loading townhouses with a footprint of 20-by-50-feet, and 43 front-loading townhouses with a footprint of 22-by-43-feet.
The proposed number of residences (173) is less than the maximum the code allows by-right (196) in the C-H (Commercial Highway) zoning district, meaning the proposal isn’t required to go before Fredericksburg City Council for approval. Rather, it will be reviewed administratively by city staff.
