Fredericksburg housing prices set new mark

The median housing sales price in the City of Fredericksburg last month was $615,000, the highest on record for both the City and the entire region.

That median was up 49 percent from October 2023, albeit on a small number of sales in October (17, compared with 21 in October 2023). The year-to-date median sales price on the 232 Fredericksburg homes that have sold in 2024 is $445,000.

The Fredericksburg Area Association of Realtors (FAAR) released the data Monday. FAAR covers Fredericksburg, Colonial Beach, and Caroline, King George, Orange, Spotsylvania and Stafford counties.

Overall, the region’s median sales price in October was $455,000, up 3 percent from October 2023 and the 18th-straight month of year-over-year gains (though at a lower percentage than in several recent months). After Fredericksburg, Stafford had the highest median sales price at $499,950, followed by Orange ($466,500), Spotsylvania ($445,000), King George ($432,500), Caroline ($365,900) and Colonial Beach ($332,400).

There were 404 homes sold in the region in October. Homes spent an average of 27 days on the market before going to contract, and there was about a two-month supply of homes for sale at the end of the month. FAAR sent out data about individual localities that can be accessed below.
