- A four-building light-industrial real estate portfolio totaling 221,000 square feet on 35.7 acres in Spotsylvania County recently sold for $38 million, according to Cushman & Wakefield | Thalhimer, whose broker Virgil Nelson represented the seller. The “Longwood Industrial Portfolio” is in the Four Mile Fork Industrial Park at 230 Industrial Drive, 11001 Houser Drive, 10934 Houser Drive and 11200 Houser Drive. The properties are fully leased to tenants including Flowers Bakery, Mid South Building Supply, F.H. Furr, Capital Electric, Lennox and Blossman Gas. Longwood Owner LLC bought the portfolio from Longwood Holdings LLC as an investment.
- The University of Mary Washington is planning a May 15 half-day free “mini-conference” geared toward government workers and contractors looking to stay employed in the area.
- Local family-law firm Rinehart Bryant plans to open its second-area office May 18 at 9124 Courthouse Road, Suite 106, in Spotsylvania. The other location is at 1259 Courthouse Road, Suite 105, in Stafford County.
- There were 85 homes sold last week in the Fredericksburg region, according to the Fredericksburg Area Association of Realtors. The list includes two seven-figure sales at Lake Anna, a $1.4 million sale at Lake of the Woods, a $1.1 million sale at Fawn Lake, and two downtown sales for $900,000 or more. Paid parking is now available off William Street, across from The Publisher Hotel.
Paid public parking is now available at the surface parking lot at 700 William St. across from The Publisher Hotel in Downtown Fredericksburg. Hourly, daily and monthly parking rates are offered. The lot is near another paid public-parking option — the Winchester Parking Deck at 1076 Winchester St.
- The Eastern Orange Virginia Farmers’ Market will return for its 19th year Sunday. The market, which is at the Locust Grove Town Center at 32345 Constitution Highway, will be open every subsequent Sunday 8 a.m.–1 p.m. until Thanksgiving.
- A co-working space and coffee lounge called Success Space opened this week at the Spotsylvania Towne Centre. The location is at 1 Towne Centre Blvd., Suite 2500. A May 16 grand opening is planned. The local franchise owners are Felicia Minor-Calliste and Dr. Fallon Hutcherson.
- The 6,000-square-foot First Watch location at 10101 Patriot Highway in the Cosner’s Corner area of Spotsylvania will open May 5. The popular brunch restaurant is also planning a location at 1160 Carl D. Silver Parkway in Fredericksburg’s Central Park shopping center.
- Mary Washington Hospital recently received accolades for outpatient care for joint replacement and orthopedic surgery from Healthgrades.com.
- PONSHOP in Downtown Fredericksburg recently started an initiative at the back of its Caroline Street store called Creative Cafe. Customers can select from a variety of 45-minute self-guided art projects designed by local artists while sipping on a complimentary cup of tea. Projects include embroidery kits, paper dolls, sun-catcher kits, hoop earrings and coloring pages.

The first floor of the former Fredericksburg Visitor Center will be converted into a restaurant.
Interior demolition work has begun at the former Visitor Center building at 706 Caroline St. in downtown Fredericksburg. The first floor will be converted into a restaurant, and the two upstairs floors will be made into apartments with a reworked staircase off the alley next to the adjacent building at 708 Caroline. The details of the restaurant have not been released, but property owner Jarrell Properties is exploring using the adjacent parking lot for a four-season addition that would allow more seating.
- 84 Lumber recently purchased 3.86 acres at 44 Simpson Lane in Stafford from Budget Motels Inc. for $850,000 as an expansion to its existing adjacent operation, according to Cushman & Wakefield | Thalhimer, whose agent Wilson Greenlaw represented the seller.
