Biz Beat Roundup: Buc-ee’s seeking rezoning for Stafford project

  • A rezoning has been requested for the Buc-ee’s of Stafford Travel Center project, which is proposed on a 35-acre property at the northwest quadrant of the Interstate 95 Courthouse Road interchange in Stafford County. Buc-ee’s previously requested a conditional-use permit (CUP) for the project, which calls for a 74,000-square-foot travel center with 120 fueling stations and 833 parking spaces. The rezoning and CUP are both required for the project.
  • Mary Washington Hospital recently celebrated the opening of the Joe and Mary Wilson Neonatal Intensive Care Unit. The expanded NICU features 20 private rooms and a five-bed open ward. Joe and Mary Wilson donated $5 million for the facility; their granddaughter was a patient there more than 20 years ago.
  • A Starbucks store is planned in the Aquia Town Center in North Stafford. The building that used to house Carlos O’Kelly’s will be torn down, and the Starbucks will be built there.
  • A 2,600-square-foot Panda Express location is under construction at 750 Warrenton Road (intersection of Plantation Drive) in Stafford. A former PNC Bank branch was torn down for the project.
  • Primrose School of Stafford at Embrey Mill, a 13,000-square-foot preschool and child-care facility, is under construction at 805 Wonder Road in Stafford’s Embrey Mill commercial development. A fall opening is planned.
  • Local developer Andy Garrett has applied for a rezoning on an 8.37-acre property to the south of Barrett Heights Road and Garrison Woods Road, bifurcated by Evans Lane and Onville Road, in North Stafford. The project, called Onville Village, calls for 57 single-family attached homes.
  • River Rock Outfitter’s Central Park store at 1382 Carl D. Silver Parkway next to Five Below opened this week. The downtown location is at 708 Caroline St.
  • A 1.1-million-square-foot data center campus is proposed on a 205-acre property (Simms Farm) on the south side of State Route 3 across from the intersection with Caisson Road in Stafford. A rezoning, conditional use permit and Comprehensive Plan review are required for the project, which is just north of the Rappahannock River. An electrical transmission easement runs through part of the property.
  • Always Flavored started moving across the street this week to its new, larger space at 619 Caroline St. in Downtown Fredericksburg.
  • There were 98 homes sold last week in the Fredericksburg region, according to FAAR. Check back weekly for the new list.

  • Atlantic Builders has expanded into the two-story office building at 1955 Emancipation Highway in Fredericksburg. The home builder now occupies the top floor (6,000 square feet) of the 12,000-square-foot office building, which an Atlantic affiliate purchased last year for $2.25 million. Atlantic Builders President Tom Schoedel said the company’s home-building operations are now at 1955 Emancipation, and its land division is in the adjacent building at 1975 Emancipation Highway. Atlantic Builders also has a design studio at 2017 Plank Road in Fredericksburg. Weichert Realtors, which was previously in the space Atlantic Builders now occupies at 1955 Emancipation, is now in the Centre Court development at 1671 Emancipation Highway in Fredericksburg. Ivy Rehab for Kids and Peoples Mortgage Company are both tenants on the first floor of the office building at 1955 Emancipation.
  • The work going on along the southeast side of Tidewater Trail (State Route 2) near Shannon Airport relates to Spotsylvania’s installation of a sewer force main, which will allow the aging FMC Wastewater Treatment Plant to be decommissioned by late 2025/early 2026. The wastewater treated at that plant will be transferred to an upgraded Massaponax Wastewater Treatment Plant, which will provide a higher and more efficient level of treatment.
  • A women’s boutique called Beatrice & Blue has opened at 110 Hanover St. in Downtown Fredericksburg.
  • The Rappahannock Rotary Satellite Club is now taking applications from local nonprofits for community-needs grants. The local club anticipates awarding up to $5,000 in grant funding. Applications from 501(c)(3) organizations serving the City of Fredericksburg and Caroline, King George, Spotsylvania and Stafford counties will be accepted.
  • A ribbon-cutting is planned Friday at Fuego Y Salsa Mexican Grill & Bar at 10040 Patriot Highway in the Cosner’s Corner area of Spotsylvania.
