Downtown Fredericksburg restaurant Fahrenheit 132 has been named to OpenTable’s list of the Top 100 Romantic Restaurants in the U.S. Only seven Virginia restaurants made the list.
- There were 104 home sales last week in the Fredericksburg region, according to a report from the Fredericksburg Area Association of Realtors. The list includes two seven-figure sales — one in Stafford County, one in Orange. Check back weekly for the list of sales.
- A roughly 500-acre Stafford property that is earmarked for a large data center campus sold last month for $302.3 million, according to the county’s monthly deed transfer report. The Stafford Technology Campus project is on both sides of Eskimo Hill Road near the Rappahannock Regional Landfill on the east side of U.S. 1. Plans call for about 5.5 million square feet of data centers and related infrastructure; a rezoning for the project was approved in September. The Denver office address of the buyer, SI NVA07A LLC, is that of data center developer Stack Infrastructure, which lists the property on its website. The seller, Stafford Technology LC, is an affiliate of the Peterson Companies.
- An application has been filed in Stafford to rezone about 100 acres south of Eskimo Hill Road and east of the terminus of Potomac Creek Drive for a campus with about 975,000 square feet of data centers. This property is just south of the aforementioned Stafford Technology Campus and is located directly under an electrical transmission line. A Comprehensive Plan amendment is also required for this project.
- The Courtyard by Marriott property in Downtown Fredericksburg changed hands last month, according to the City’s monthly deed transfer report. One Utah-based LLC (Venture Hospitality 2) sold it to another (Historic Fredericksburg Hotel) for $24.8 million. Venture Hospitality 2 bought the property in January 2019 for $18.8 million.
- The new 162-foot-tall Central Park sign in Fredericksburg was being installed Wednesday morning. The project is part of an overall refresh of the Central Park signs that has been under way.
- The 3.52-acre property at the corner of Gordon W. Shelton Boulevard and Carl D. Silver Parkway in Fredericksburg sold last month for $500,000, according to the City’s monthly deed transfer report. The seller was Ava Grace LLC, and the buyer was Rappahannock AG LLC (which has the same address as an affiliate of Delaware-based Allied Properties, which owns the adjacent 118-acre property that is one of the largest undeveloped parcels in Fredericksburg and has been included in the recent data center discussion).
- The 3,280-square-foot former bank building at 401 Emancipation Highway in Fredericksburg sold last month for $1.05 million, according to the City’s monthly deed transfer report. The seller was Lemonade MM Fredericksburg LLC, and the buyer was 401 Emancipation Highway LLC.
- The Hazel Hill Apartments property at 100 Princess Anne St. in Fredericksburg sold last month for $18.36 million, according to the City’s monthly deed transfer report. The seller was Fredericksburg Affordable Housing Limited Partnership, and the buyer was Fredericksburg Preservation Partners LLC (the buyer and seller have the same principal office address).
- All but one provider from Gastroenterology Associates of Fredericksburg will join Mary Washington Medical Group on March 10. The newly named Mary Washington Gastroenterology will have the same locations in Fredericksburg and Stafford, phone number and fax number.
- A Sheetz location with a 6,139-square-foot convenience center and 12 fueling stations is planned on the southwest corner of the U.S. 1 and Enon Road intersection in Stafford. A rezoning and conditional use permit are required for the project, which is diagonally across from a Wawa and near Stafford High School.

- The Dunkin’ and Baskin-Robbins at 551 Warrenton Road in Stafford is hosting a grand re-opening Saturday.
- The Thomas F Callahan Revocable Trust recently purchased the 5,000-square-foot live-work townhouse at 531 William St. in Fredericksburg from FXBG Estates LLC for $2.1 million, according to Coldwell Banker Commercial Elite.
- Alliance Contracting Group LLC recently purchased the 4-acre property at 11907 Cherry Road in Spotsylvania — behind Bowlero Fredericksburg — from Cole LLC for $650,000, according to Coldwell Banker Commercial Elite.

Site work has begun on the Mary’s Landing residential project in Fredericksburg across from the former hospital at 2300 Fall Hill Ave. (the sites under construction are bordered by Fall Hill Avenue and Germania, Charles and Hunter streets). An affiliate of project builder DRB Homes last month purchased the 63 townhouse lots that were included in the recently approved site plan from Mary’s Landing LLC for $9.198 million ($146,000 per lot), according to the City’s monthly deed transfer report. The sale did not include the Medical Arts Building property, or 10 additional lots that the Mary’s Landing principals still own on Fall Hill Avenue and Elm Street in the area (these are owned under separate LLCs — Medical Arts Building FXBG LLC and Ten Lot LLC). The Mary’s Landing principals are also under contract to buy the former hospital from Mary Washington Healthcare by the end of 2025.

The new space is about 1,400 square feet larger than Always Flavored’s current space at 610 Caroline St., which will be available for lease when Always Flavored moves around April 1.
