The Pence Group is getting closer to breaking ground on its long-awaited 45-acre mixed-use development on Garrisonville Road in North Stafford.
The Reston-based developer is working with Stafford County to finalize the site plan for The Garrison at Stafford, said Pence Group President Geoff Pence. He is hoping that will be approved by the end of the year. The company will then start announcing firmer plans and timelines for the project.
The company has already announced that Raising Cane’s, Starbucks, Tous Les Jours and Admire Dental Care will be part of the project. Geoff Pence said additional businesses are interested. The Pence Group was the developer of the nearby Stafford Marketplace.
According to the Pence website and a property leasing brochure, the first phase of the project will include three pad site locations along Garrisonville Road. The Raising Cane’s is listed on the leasing brochure as a May 2025 completion, while the other two pad sites are anticipated for November 2025. Future phases of the project call for 453 apartments and 500,000 square feet of commercial space including dining, retailers, offices and a grocery store. It’s unclear if a Regal movie theater, which had originally been planned, is still part of the mix.
The Garrison at Stafford is located at 425 Garrisonville Road — at the intersection of Travis Lane. Plans for the project ultimately include a road connection to Highpointe Boulevard, which connects to Mine Road.
