Stafford’s Centreport Parkway experiencing wide-scale growth

Stafford County’s Centreport Parkway has seen significant commercial growth over the past few years, with large distribution centers, offices and warehouses now dotting the landscape throughout the corridor — and with more development in the works.

Stafford’s Department of Planning & Zoning, at the request of the Free Press, provided comprehensive information about each of the projects along Centreport — some of which are open, some of which are under construction, and some of which are in planning stages.

Here is a look at what’s where on Centreport Parkway, with the list starting from the intersection of Ramoth Church Road and continuing south to the intersection with U.S. Route 1. The below totals about 1,510 acres, and about 5.7 million square feet of buildings once everything currently in the pipeline is constructed. Vacant lands for which no development plans have been submitted are not included below.

  • Tax Maps 37-30A & 37-30D (95.5 acres; no address yet): Plans are being reviewed for Centreport Village, a 494-unit townhome community proposed by Ryan Homes.
  • Tax Map 37-25 (51.37 acres; no address yet): Plans are under review for a 562,000-square-foot data center campus proposed by Stafford Property Owner LP.
  • Tax Map 46-1 (38.69 acres; no address yet): A rezoning is requested for a 232,500-square-foot facility that could be an industrial warehouse or data center. The project name is Stafford One Industrial.
  • Tax Map 46-10 & 46-8A (45.69 acres; no address yet): A rezoning is requested by GAM 403 MOUNTAIN LLC for a 900,000-square-foot data center campus.

Just off the Centreport Parkway corridor, a 219,456-square-foot warehouse was recently developed at 1045 Richmond Highway. A 250,000-square-foot warehouse is planned near the intersection of Interstate 95, Courthouse Road and Wyche Road — near the 500,000-square-foot DHL Distribution Center as well as the Genesis Logistics distribution facility. Significant additional data center activity is also in the works, including a planned campus with 23 buildings and six electric substations that was recently approved by Stafford’s Board of Supervisors.
