Second Quarter Retail Vacancy Rate Improves, Tax Revenues Mixed

Fredericksburg’s retail vacancy rate dropped to 6.2 percent in the three months ending June 30, 2014, according to Fredericksburg’s Department of Economic Development and Tourism.  It was 7.7 percent for the same period in 2013.

Retail sales tax revenues dropped 1.8 percent and lodging tax revenues dropped 1.3 percent over the same period last year.  Meals tax revenue was up 1.4 percent.
Downtown
The department’s Quarterly Retail Report shows downtown’s retail vacancy rate is three percent.  Of the 105 retail spaces in the Caroline Street retail corridor (600 – 1100 blocks), 103 are occupied.  There are 36 occupied retail spaces of 38 in the William Street retail corridor (100 – 400 block).

Central Park is 94 percent occupied, and has just over 102,000 square feet remaining to be filled.  There are currently 34 active retail prospects, according to Karen Hedelt, director of Economic Development and Tourism.

Kids First Swim School is in the first phases of construction.
Eagle Village
There are five active prospects with two leases under negotiation for space in Eagle Village, Hedelt said.   The shopping center is 89 percent occupied, with just over 16,000 square feet of open retail space.
